In short: Yes, a monthly hotel stay in Çayyolu is possible. Dora Beytepe Otel offers daily, weekly and monthly stays; some of its 73 rooms, which range from 15 to 40 m², have a kitchen, and there is free parking and a 24/7 reception. These guests all ask the same question: "I don't want to rent a flat, but does it make sense to stay in a hotel for a whole month, and how does it work?" In this guide we explain step by step how a monthly hotel stay is planned, what to look out for and how long stays work at Dora Beytepe Otel.

Who is a monthly hotel stay a good choice for?
Renting a flat means a deposit, furniture, utility accounts and a contract of at least a year. If you are staying for anything between a few weeks and a few months, this burden is often unnecessary. A monthly hotel stay is especially popular with project and field teams from out of town, people who have started a new job but not yet found a home, companions of patients undergoing long-term treatment at Ankara Bilkent City Hospital, academics teaching for a term and students on internships. Companies planning group or seasonal accommodation for their employees can find details of negotiated rates and invoicing in our corporate accommodation guide.
The Overlooked Costs and Hassles of Renting a Flat
If you will be in Ankara for a few months, the first option that comes to mind is often renting a flat. But once you look into it, many costs and hassles beyond the rent come to light:
Deposit: Landlords usually ask for a deposit of one or two months' rent; under the Turkish Code of Obligations, this cannot exceed three months' rent. The deposit is only returned if the property is handed back undamaged and with nothing owed when you leave, and getting it back is often a source of disputes.
Estate agent's commission: For properties rented through an estate agent, the regulations allow a service fee of up to one month's rent, plus VAT.
A large sum of cash before you move in: Once the first month's rent, the deposit and the commission are added together, you may need to set aside several months' rent in cash before you even move in.
Utility accounts: You need to open electricity, water and gas accounts in your own name, pay a security deposit for some of them, and when you leave, close the accounts and pay the final bills. Internet often involves a long-term commitment and a wait for installation.
Furniture and moving: In an empty flat, you need to buy a bed, white goods, furniture, curtains and kitchenware, then arrange removals. For a stay of a few months, this investment rarely pays off, and furnished flats are usually let at a higher rent.
Long contract: Tenancy agreements are mostly for one year. If you leave early, you may have to keep paying rent for a reasonable period until the property can be re-let on similar terms.
Service charges and shared costs: In residential complexes and apartment buildings, shared costs such as service charges and heating contributions are paid on top of the rent.
Security: Especially for people living alone and those new to the city, security in a new home and the risk of burglary when the property is left empty for long periods are a constant source of worry.
Cleaning, breakdowns and maintenance: Cleaning the flat, dealing with a broken boiler or tap, and corresponding with the landlord are all left to you.
The Advantages of a Monthly Hotel Stay
With a monthly hotel stay, most of these items disappear; you simply pay for your stay:
No deposit, commission or service charges: Items such as the deposit, estate agent's commission and service charges that come with renting a flat do not exist at a hotel. We agree the payment schedule together when you book.
Bills included in the price: Electricity, water, heating and internet are included in the price of your stay. There is no need to open utility accounts, pay security deposits or keep track of bills.
Furnished room, ready to use: The bed, wardrobe, TV, mini fridge and kettle are all ready in the room; some of our rooms also have a kitchen. You can arrive with your suitcase and settle in the same day.
24/7 reception and security: Staff are on duty at the hotel day and night, so guests staying on their own feel safe too.
Cleaning, linen and towel changes: We agree in writing at the time of booking how often your room is cleaned and your bed linen and towels are changed.
No one-year contract: You can plan the length of your stay month by month as you need; you are not tied to a long tenancy agreement.
Extra facilities: Free parking and Wi-Fi, a gym free for guests, and laundry and dry-cleaning services.
Invoices in your company's name: For guests travelling on business, we invoice the stay in the company's name.
33% discount: For stays of 30 nights or more, we apply a 33% discount to the daily room rate.
Considering the upfront costs and hassle of renting a flat for a stay of a few months, a monthly hotel stay is often the more sensible option in terms of both budget and time.
What should you look out for on a long stay?
A few points set a monthly stay apart from a nightly one. The first is the cleaning arrangement: on long stays, rooms are cleaned at set intervals rather than daily, and the frequency and scope should be clearly discussed at the booking stage. The second is room type and size: a room that is fine for a week may feel cramped over a month. The third is location: since you will be travelling to work, the hospital or campus every day, journey times and parking directly affect your daily life. The fourth is the payment and invoicing arrangement; for corporate stays, invoicing in the company's name and agreeing the payment schedule from the outset make things easier.
How does a monthly stay work at Dora Beytepe Otel?
Since opening in 2018, the hotel has welcomed both short-stay and long-stay guests. Weekly and monthly stays follow a separate arrangement: before booking, we ask about your length of stay, the number of guests and your needs, and share the most suitable room type and stay conditions with you in writing. That way, matters such as the cleaning schedule, linen and towel changes and the payment schedule are clear from day one.
Our 73 rooms range from 15 m² to 40 m². Long-stay guests usually prefer the larger rooms and the options with a balcony. Some of our rooms have a kitchen; these are the closest thing to a home set-up for guests who want to prepare their own meals. A work desk and free Wi-Fi are standard in every room, and rooms are available with or without air conditioning.
Choosing a room: one person, a couple or a team
Single Rooms and Double Rooms suit guests travelling alone; Double Rooms with King Size Bed or Twin Rooms suit two people staying together; and Twin Rooms and Triple Rooms planned side by side suit teams. For families, we offer a 30 m² Triple Room. You can see all the room types on our Rooms page.
